Why this document matters

This form, commonly referred to as a VOR (Verification of Rent) or VOM (Verification of Mortgage), is used to verify the rental or mortgage account of a borrower. It provides third-party validation of payment history, account status, and payment amounts from landlords or creditors. This verification is critical for:
  • Payment history verification - Confirms borrower’s payment history with landlords or mortgage creditors
  • Housing expense validation - Validates current rent or mortgage payment amounts for PITI and DTI calculations
  • Account status - Confirms whether accounts are current, in arrears, or have late payment history
  • Creditworthiness assessment - Provides third-party confirmation of borrower’s payment behavior
Without proper verification:
  • Housing expenses may be inaccurate - Unverified rent/mortgage amounts could affect DTI calculations
  • Payment history unknown - Missing payment history could impact underwriting decisions
  • Account status unclear - Unverified account status may indicate risk
  • Underwriting delays - Missing verification can delay loan processing
The form is completed in two parts: Part I by the lender/borrower requesting verification, and Part II by the landlord/creditor providing the verification details.

When this document is requested

This document is requested when:
  • Borrower has rental history that needs verification
  • Borrower has existing mortgage that needs verification
  • Borrower has land contract that needs verification
  • Underwriting requires third-party validation of housing expenses
  • Payment history verification is needed for creditworthiness assessment
