What this task is

This task collects a legible copy of the borrower’s current permanent resident card (Green Card). The card documents that the borrower holds lawful permanent resident status, which is a key factor in determining mortgage program eligibility and how the borrower’s income is evaluated.

When this task is required

This task is required when:
  • The borrower’s citizenship or residency status is Permanent Resident Alien, and
  • The borrower is applying for a mortgage that requires validation of permanent residency.
This applies across purchase and refinance transactions whenever the borrower’s immigration status is part of the eligibility assessment.

Why this task is required

Lenders must verify that a borrower is legally permitted to reside in the country on a permanent basis when a loan program treats permanent residents similarly to citizens. The Green Card:
  • Confirms immigration classification and permanent status.
  • Helps underwriters apply the correct eligibility rules and documentation standards.
  • Reduces uncertainty about the continued ability to live and work in the country, which underpins the expectation of ongoing income and loan repayment.
Without the card, the lender may not be able to treat the borrower as a permanent resident for guideline purposes, potentially affecting program access, pricing, or underwriting decisions.

Documents needed to resolve this task

To satisfy this task, provide:
  • A clear, front-and-back copy of the borrower’s current permanent resident card:
    • All sides must be fully visible and unredacted.
    • The copy should be legible enough to read name, A-number, category, and validity dates.
  • If the card has been recently renewed or replaced, provide the most recent version, even if an older copy also exists in the file.
These documents allow the underwriter to confidently document the borrower’s permanent resident status in the loan file.
