# VOR/VOM Overview

> Overview of the Verification of Rent or Mortgage document types

## Why this document matters

This form, commonly referred to as a VOR (Verification of Rent) or VOM (Verification of Mortgage), is used to verify the rental or mortgage account of a borrower. It provides third-party validation of payment history, account status, and payment amounts from landlords or creditors.

This verification is critical for:

* **Payment history verification** - Confirms borrower's payment history with landlords or mortgage creditors
* **Housing expense validation** - Validates current rent or mortgage payment amounts for [PITIA](/entity-models/key-concepts/piti) and [DTI](/entity-models/key-concepts/dti) calculations
* **Account status** - Confirms whether accounts are current, in arrears, or have late payment history
* **Creditworthiness assessment** - Provides third-party confirmation of borrower's payment behavior

Without proper verification:

* **Housing expenses may be inaccurate** - Unverified rent/mortgage amounts could affect [DTI](/entity-models/key-concepts/dti) calculations
* **Payment history unknown** - Missing payment history could impact underwriting decisions
* **Account status unclear** - Unverified account status may indicate risk
* **Underwriting delays** - Missing verification can delay loan processing

The form is completed in two parts: Part I by the lender/borrower requesting verification, and Part II by the landlord/creditor providing the verification details.

## When this document is requested

This document is requested when:

* Borrower has rental history that needs verification
* Borrower has existing mortgage that needs verification
* Borrower has land contract that needs verification
* Underwriting requires third-party validation of housing expenses
* Payment history verification is needed for creditworthiness assessment

**Trigger conditions:**

* Borrower reports rental or mortgage payments
* Housing expenses need third-party validation
* Payment history verification required
* Account status needs confirmation from creditor/landlord

## Account types

The VOR/VOM form supports three account types, each with its own specific fields and requirements:

* **[Verification of Rent (VOR)](/entity-models/tasks/verification-of-rent-mortgage-rental)** - Used to verify rental accounts from landlords
* **[Verification of Mortgage (VOM)](/entity-models/tasks/verification-of-rent-mortgage-mortgage)** - Used to verify mortgage accounts from creditors
* **[Verification of Land Contract (VOM)](/entity-models/tasks/verification-of-rent-mortgage-land-contract)** - Used to verify land contract accounts from creditors

## Common fields

All VOR/VOM forms share common fields that are completed by the lender/borrower and landlord/creditor:

**Note:** Applicant name, address, and signature fields can be repeated for each borrower on the loan (up to N borrowers).
